Description

We are currently searching for a Grounds/Custodial Technician and General Laborer to join our awesome Champaign-Urbana Region Maintenance Team here at Fairlawn! The ideal candidate will embody Fairlawn’s core values: Be Kind, Own It, Be Flexible, and Always Improve.

What will you do?

  • Exemplify core values: Be Kind, Be Flexible, Own It, and Always Improve
  • Complete assigned resident and manager requested work orders
  • Maintain good rapport with current and prospective residents
  • Maintain the grounds and building common areas to ensure a beautiful representation of the Fairlawn properties
  • Support maintenance department with basic and preventative maintenance and hauling tasks as needed
  • Inspect units at various stages including pre-moveout, vacant, occupied, and final move-in
  • Move and arrange furniture and appliances for various apartment complexes
  • Perform custodial duties such as sanitizing, vacuuming, mopping, and sweeping to ensure a clean living environment
  • Clean properties to ensure appropriate curb appeal (e.g., dumpster area, property trash, exterior of property)
  • Ensure compliance with all Fair Housing Laws, including local, state, and federal housing regulations (training provided)
  • Follow all OSHA safety standards, including lifting and back safety
  • Maintain a professional demeanor, appearance, and communication in all situations, especially when residents are present
  • Handle work orders independently or with a team, ensuring effective communication
  • Familiarity with technology and ability to navigate multiple apps
  • Adaptability to pivot, roll up sleeves, and jump in where needed

Requirements

Who you are – We’d love to hear from you if you:

  • Have at least 1 year of general labor experience or in a physical position working with hands
  • Have a valid driver’s license with at least 2 years of driving history
  • Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
  • Demonstrate superior attention to detail, high energy, and a positive attitude
  • Have the ability to work independently and to work closely with other team members
  • Have excellent verbal communication skills

Some additional things you will need:

  • Availability to work longer hours and weekends during prime leasing season and turnover (specific dates vary from year to year)
  • Must be able to perform the physical functions of the position, including but not limited to ability to walk properties, ability to lift 50lbs on a regular basis and remain on their feet for extended periods
