Description

We are seeking a highly motivated Facilities Project Manager to create efficient, safe, and responsible environments across a portfolio of properties throughout Central Illinois. This new role within our company will be accountable for assisting in the annual facilities condition assessment process for a large portfolio of buildings and developing and leading capital projects. The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of initiatives while working with cross-functional teams.

What will you do?

  • Perform on-site Annual Capital Improvement Inspections
  • Develop preliminary project scope and budget to address known deficiencies
  • Assist in the prioritization of deferred maintenance needs
  • Manage assigned projects and coordinate related efforts between asset managers, property managers, maintenance teams and vendors
  • Serve as a liaison to address/resolve complicated building issues
  • Provide information and reports necessary for the development of capital budgets for the portfolio. This includes contributions towards a ten-year plan of maintenance, facility improvement, and cost-reduction initiatives
  • Drive sustainability by developing green policies and overseeing initiatives that emphasize the proper use of environmental resources
  • Provide exceptional customer service and serve as an ambassador of the Fairlawn brand
  • Learn, audit, and ensure the team’s compliance with all Fair Housing Laws including local, state, and federal housing regulations

Requirements

Who you are – We’d love to hear from you if you:

  • Have a Bachelor’s degree in facilities management, architecture, construction management, or engineering OR have at least 2 years of full-time experience in facilities management, construction management, property management or equivalent
  • Have knowledge of and experience in commercial real estate, building operations and systems, accounting, project management and vendor management (highly desired)
  • Have a proven record of client service including the ability to establish credibility with key stakeholders (owner, property management team, vendors)
  • Have a proven record of working in and meaningfully contributing to a team environment
  • Demonstrated record of performing due diligence to ensure correct assessment, attention, and project planning
  • Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
  • Demonstrate superior attention to detail, high energy, and a positive attitude
  • Have the ability to give and receive real-time feedback with a positive mindset

Some additional things you will need:

  • Valid driver’s license and dependable transportation
  • Ability to travel to offsite properties
  • Availability to work longer hours and weekends during prime leasing season, turnover, and overall to take time-sensitive projects to the finish line
  • Must be able to physically access any and all parts of residential and commercial structures (ie rooftops, attics, crawl spaces)
  • Must be able to complete the physical functions of the position including walking properties, spending long periods of time standing, completing physical inspections, and lifting up to 50lbs
